My role as your Agent is to help you win:
Win in a Real Estate transaction;
Win in helping you and your family find a home.
Home buyers in Greater Kansas City Area (or anywhere in America, USA) have probably been influenced by too much negativity in the news media of how bad the real estate market is. Real estate is LOCAL. Even within the Greater Kansas City Area – some communities continue to appreciate, some are hurt by foreclosures and short sales and some just aren’t appreciating, neither is it depreciating.So, when home buyers in Greater Kansas City Area assume sellers are giving away their homes including their first born, think again.
Sure, in all markets, consumers always want to test “how low the sellers will go”. I understand that. I’m a consumer too.
But in home selling, there are market COMPARABLES, sold information and past historical data of what homes in the Greater Kansas City area may sell for. Sellers are not ignorant people. Many of them have real estate agents representing them, presented to them how much their homes could potentially sell for (ignore over-priced homes, that’s not what I’m talking about).
Sold homes in Greater Kansas City Area also have its typical average price per square foot and its typical sold to list price ratio based on the community it is located in.
“Rhonda, how low can I go?”
Personally, I think a home buyer should ask, “Rhonda, what price should I offer in order to be able to buy this house?”
My job is to Educate you. My job is to help you Buy at the most optimum price.
